You've probably never read Da Nang's land price table. You have almost certainly paid for it. The official prices set by the city decide land-use fees, land rent, compensation when the state takes land, and a lot of paperwork in between. The newest version is already in trouble.
At the People's Council's special session on October 6, the council heard that 37 of the city's 94 wards and communes had asked to amend or add to the land price table issued under Resolution 28/2026, Tien Phong reported. Thanh Nien carried the same figure from the session.
What's wrong with it
The problems Tien Phong lists aren't about whether prices are too high or too low. They're about the map:
- Some roads, road segments and land locations aren't in the table at all.
- Some entries need adding, changing or removing because streets were renamed, plans changed or new road connections opened.
- Some locations are defined in ways that don't match conditions on the ground.
Each of those gaps can stall a land transaction or a compensation file. If your street isn't in the table, an official has nothing to price your land against. If your location is described wrong, your price is wrong too.
What the council said
Council chairman Nguyen Duc Dung opened the session asking for resolutions that are feasible, lawful and can take effect right away. The council's Economic and Budget Committee agreed amendments were necessary and asked the People's Committee to take responsibility for the accuracy and transparency of the data, spell out each agency's role, and review the table regularly. The session chair said the 37 requests showed how urgent the practical problems were. Tien Phong's report didn't say whether the amendments were voted through.
Why this keeps happening
Da Nang is now a much bigger place. The 2025 merger with Quang Nam created a city of 94 commune-level units, and new roads keep changing what land is worth and where it sits. A land price table is a snapshot of a city that won't sit still.
It's also tied to everything else on the council's agenda that day: land recovery lists, nearly 32 hectares of forest conversion for Highway 14D and resettlement for thousands of households. Every one of those depends on this table being right.
What to do
If you're buying, selling, building or facing a land recovery, check how your exact parcel is described in the current table before you sign anything, and ask your ward whether it's among the 37 that requested changes. Mistakes in the table aren't abstract. They show up as numbers on your fee notice.
