Tuoi Tre reported on 4 November that a 25-storey hotel and serviced-apartment tower is planned for a prime riverfront plot at 16 Bach Dang Street in Hai Chau ward (source). The site faces the Han River and also fronts Tran Phu Street, and the contractor is currently drilling bored piles.
Hanoi-based Phuc Tin Services JSC won the land-lease auction with a bid of more than VND359.6 billion, about VND49 billion above the VND310 billion starting price. That works out at over VND200 million per square metre for the 1,795 square metre plot.
The city granted a 50-year lease for commercial and service use, with rent paid once for the whole term. Da Nang's People's Committee has recently approved the master plan for the complex.
The tower is 99 metres high with four basement levels. Its above-ground floor area is 23,371 square metres, of which 13,646 square metres is hotel and hotel services, 8,563 square metres is serviced apartments and 921 square metres is commercial space.
Floors 1 to 5 are for commercial and service use, floors 6 to 15 are hotel rooms and floors 16 to 25 are serviced apartments. The basements hold technical areas and parking.
The report says the previous lessee, Bac Nam 79, had paid VND45 billion for the lease and the buildings on the plot. It carries no statements from city officials or the investor.
